As anyone familiar with the Panama real estate market knows, our property market is historically fueled by foreign buyers. Typically, those foreigners purchasing property in Panama are usually either based in neighboring countries such as the US, Canada or somewhere in Latin America. However, as Forbes pointed out in a recent article on the subject, many foreign buyers are starting to cool off on the US market. And that cooling off is starting to have a “heating-up” effect on Panama’s property market.

Take, for example, a recent report from the National Association of Realtors (NAR) which signals a decline in foreign investment in U.S. homes. The reasons behind this drop include soaring real estate prices, increased borrowing costs, a strong U.S. dollar, and a shortage of available homes. In total, international buyers now constitute 2.3% of the $2.3 trillion U.S. home sales from the past year, marking a decline from previous years.

If the trend of decreased activity from foreign buyers in U.S. real estate continues, it will have ripple effects impacting luxury real estate markets and new condominium developments in cities like Miami, New York, and Los Angeles. Continued declines in US markets would force international buyers to reevaluate their perception of the U.S. as a secure and appealing destination for real estate investments.

The real question isn’t just why foreign buyers are showing less interest in U.S. real estate; it’s about where they will redirect their investments. When one place becomes less attractive, investors begin exploring alternatives. Just like money finds its way to different offshore investments, real estate investments follow a similar path.

Several factors are currently working against U.S. real estate. The robust U.S. dollar and state-level regulations concerning foreign investments have diminished its allure.
